Stemming from the fine grit of Venice, the program splits into a collection of buildings connected by multifunctional terrace space. The connecting space and formal qualities are derived from the essence of casual coastal California craftsmen-bungalow living - comfort of the home is drawn into community as social interiors seamlessly expand outside. Optimal solar function and natural ventilation result from the rotation and elongation of the masses as northern facades harness maximum diffuse light while landscaped southern facing terraces offer seating and circulation and set back enclosed space. Open spaces buffer the building and eliminate parallel building frontages - essentially creating a building within a park and encouraging community engagement.
