    Main duties:

    The Construction Estimator will work as the initial point of contact for construction trades responsible for providing bids for multiple residential construction projects. The Estimator will develop a full scope of work and will aid in the preparation and issuance of construction contracts in order to transition each project to a Construction Project Manager.


    Functions of the Position:

    • Seeks out new vendors and subcontractors for inclusion in company’s Qualified Contractors list.

    • Manages the Request for Proposal (RFP) process in conjunction with the Project Managers, including the review, coordination, and negotiation of bids for budgeting purposes.
    • Manages the RFI process to ensures complete bids are received as to mitigate Change Orders after contracts are issued.
    • Coordinate meetings with Architects and Engineers during the plan development stage.
    • Prepare all necessary request documents for the Purchasing Department
    • Assists with document control and permit processing with various City and Jurisdictional offices.
    • Assist Construction Project Manager with the procurement of additional bids after the commencement of construction.
    • Manage and update all cloud-based services (BuilderTrend/DropBox) to ensure contractors are provided with accurate plans
    • Experienced in pulling permits with LADBS, Bureau of Engineering, and Urban Forestry.
    • Experience with high-end hillside residential scope of work and able to verify scope with all vendors.


    Skills:

    • Ability to read and understand architectural, structural, and civil construction plans
    • Strong familiarity with project estimation, scheduling and permitting
    • Advanced proficiency with MS Office applications preferred; Plan Swift, Builder Trend and Sage Contractor experience a plus (training will be provided otherwise)
    • Highly organized and able to work accurately and independently
    • Self starter with ability to multi-task

    Qualifications

    Education/Experience: Bachelor's degree from a four-year college or university. Civil Engineering degree preferred. Extensive, documented experience in residential construction is required.

    • Develop lighting designs and schematics for large-scale integrated architectural, landscape, & urban projects involving daylighting and electric lighting through analysis of architectural spaces
    • Perform light-level and energy consumption calculations, simulations, and detailed analysis of electric lighting, sunlight and energy use
    • Model building Information in both 2-D and 3-D architectural software
    • Create plans illustrating the design of an aesthetically balanced environment
    • Conduct research to compare different designs in addition to developing presentations and documentation of potential lighting design solutions, including sketches, renderings, detailed calculations, lighting layouts, controls and energy/budget analysis to present design options to client team
    • Create the plans for use in the contract documents including project management during the various phases and afterwards during construction
    • Generate detailed schedule of light fixture specifications
    • Gather information on various lighting solutions by evaluating quality and cost
    • Present ideas to partners for review, input and constructive criticism.
    • Collaborate with Senior Staff to ensure industry development
    • Supervise lighting design interns as needed
    • Meet/Present with clients, Architects and user groups to discuss development of a design or project

    Qualifications

    • Bachelor of Architecture, or Interior (or higher) + 18 months of related architectural lighting design experience
    • Proficiency with Revit, AutoCAD, AGI32, ComCheck, FileMaker, Adobe Photoshop & InDesign, Bluebeam, G-Suite and Office 365
