Freelance Revit Drafter & Project Coordinator
    Otto ADU
    Freelance

    Job Description

Otto ADU is reinventing small-scale residential construction, starting with ADUs. Our custom-built tools and processes (like a contractor management app and a finish & fixture portal for our clients) allow us to design, permit, and build with super efficiency — we’ve completed over 50 ADUs across LA County in the last 3 years with our team of 4. We are ramping up in 2024 to bring beautiful design at an affordable price to more than 30 new ADUs. Summary: Otto ADU is looking for part-time drafting assistance to complete drawing sets for our garage conversion and ground-up ADUs. Applicants should have at least 1-3 years experience in residential architecture. Proficiency in Revit is necessary. Applicants will use Otto ADU’s Revit templates, families, detail library, and drawing standards to quickly create beautiful/legible drawings and to easily uphold a high level of data hygiene. Ideally, applicants will have experience permitting projects in LA City, Glendale, Pasadena, LA County, etc. and should be comfortable navigating the California Residential Code to ensure basic code compliance. Knowledge of wood frame construction is preferred. This is a fully-remote job, but priority will be given to applicants located in the Los Angeles area who are available for occasional (i.e. 1 per quarter) in-person meetings. Scope of Work: You will produce drawing sets based on a provided Schematic Design that our clients will review. Once they sign off on the Client Review set, you will revise it to create a Permit Application drawing set (which will also be used for Bidding and Construction). - Use knowledge of building code and refer to Otto’s past drawing sets to translate 2D Schematic Design drawings into complete 3D Revit models - Use Otto ADU’s Revit templates, families, detail library, and drawing standards to ensure drawings are beautiful/legible and to uphold a high level of data hygiene - Create Site Plans from provided plot plans, site measurements, photos, and online data sources - Manage/modify any project-specific schedules, wall types, families, etc. to capture finish and fit out decisions - Coordinate with Structural Engineer and Energy Code Consultant as they produce their drawings and calculations for the project - Prepare permit application sets - Quickly and knowledgeably respond to corrections from Otto’s Design team and the Building Department - Submit suggestions for improvements to Otto ADU’s Revit templates, families, and drawing standards Time Commitment: 10-20 hrs/week, on a project-by-project basis. We expect you to be able to turn drawing sets around in approximately 5 business days, and to complete approximately 2 projects per month. We will help you reach these goals by providing clear feedback and lots of resources (e.g. our Revit templates, families, and drawing standards, which make drafting super quick). Compensation: - Typical 20’ x 20’ Garage Conversion: $1,400 to prepare the Client Review drawing set, and $600 to prepare the Permit Application drawing set. - Typical Garage Conversion + Addition: $1,700 to prepare the Client Review drawing set, and $700 to prepare the Permit Application drawing set. - Compensation will be increased for projects with unique design elements that would impact modeling time or would require custom families and details. An hourly rate of $45/h will be used to determine compensation increase amount. - We will provide reference drawing sets for all of these so you know what the typical level of detail is.

    Qualifications

Applicants should have at least 1-3 years experience in residential architecture. - Proficiency in Revit is necessary. We want someone who is obsessed with creating organized, reliable 3D models in a super time-efficient manner. Applicants should be confident modeling unbreakable families, creating/using schedules and view templates, working with keynotes, and generally making beautiful/legible drawings. - Ideally, applicants will have experience permitting projects in LA City, Glendale, Pasadena, LA County, etc. and should be comfortable navigating the California Residential Code to ensure basic code compliance. - Knowledge of wood frame construction is preferred. - Past freelance experience is preferred.

    How to Apply

Submit a letter specifically describing your interest in working with Otto ADU and how your experience makes you the best fit for this specific job. Include links to any documentation you think is relevant (e.g. website, drawing sets you've produced, portfolio, etc.). If you have them, please also send references from past freelance clients (or their contact info). Email everything to contact@ottoadu.com
