Architect/Construction Manager Job Description

 

A local real estate development company in Los Angeles has an immediate full-time opportunity for an in-house architect/construction manager who will be responsible for creating architectural designs and managing construction for high-end luxury residential homes.  This role is perfect for an architect who has the ability to redesign a home after initial walkthrough and work with the construction team to fully execute the vision.  This position is suitable for someone who wants to grow and be part of the success of a rising firm.  We are seeking an enthusiastic person with solid knowledge of sustainable design, construction procedures, zoning, building codes and building materials for luxury, custom residential properties.
The essential functions in this job description are not all-inclusive of this job’s duties and responsibilities.  

 

Responsibilities:
•       Visits potential residential acquisitions, takes photos and measurements and analyzes location characteristics for maximum design efficiency
•       Develops design and construction requirements/solutions for multiple projects to achieve quality deliverables within the schedule and on budget
•       Develops the project budgets and schedules.
•       Proposes all project materials and resources needed for project completion.
•       Creates the RFPs for each needed subcontractor/supplier, negotiates with subcontractors/suppliers and provides recommendations on which subcontractors/suppliers to be selected.
•       Obtains necessary building permits and licenses, coordinates required inspections and approval of certificate of occupancy, etc.
•       Ensures that all job sites meet company protocols and are clean and safe at all times.
•       Creates a positive environment for the entire crew and implements the company values and culture at all job sites.
•       Monitors construction progress in the job sites including identifying and resolving discrepancies between the construction and drawings and/or design intent.
•       Submits all receipts and purchase orders to the Accounting Department, maintains daily job site logs, and reports daily project progress to Principals.
•       Researches and monitors trends in the luxury housing market, recommends the materials to be used for new designs and determines the costs
•       Manages architecture and construction documents closeout and posting of electronic plans into the company database.
•       Assists the Human Resources department in ensuring adherence to firm policies, practices and procedures by the construction department and subcontractors especially with regards to EEO policies and posting of required notices, insurance and bond certificates, preliminary notices, conditional and unconditional waivers and stop notices.
•       Perform other duties as needed
Required Education, License and Certification:
•       Prefer Master’s Degree in Architecture or 7+ years’ experience working as an Architectural Designer plus Bachelor’s Degree from an accredited four year college or university
•       Licensed architect in the State of California
•       LEED and WELL Certification
Required Experience and Skills:
•       7+ years relevant design/construction experience in the high-end luxury residential sector
•       Proficient in AUTOCAD, Revit, Sketch Up or similar program, Adobe Photoshop, Illustrator and Microsoft Project 
•       Extensive experience in working with various local departments and superior knowledge of local code requirements, plan checks, etc.
•       Thorough knowledge of the Green Building Standards Code and WELL Building Standards
•       Excellent written and verbal communication skills
•       Strong problem solving/analysis, and technical capacity to research and apply building code
•       Architectural design/construction experience in commercial real estate is a PLUS
•       Familiarity with building codes and zoning laws in the Top 40 US major real estate markets is a PLUS

Physical requirements of the position: Ability to drive to and from various locations within Southern California; ability to walk around at job-sites, take measurements, climb ladders, walk on building roofs; etc.

Salary commensurate with experience
