Los
Angeles's rapidly growing neighborhoods

| The research
will focus on creative solutions for increased housing density in Los Angeles's
rapidly growing neighborhoods while preserving the principle of individual
home and land ownership. The study will examine the densification of existing
residential neighborhoods and demonstrate how, within the border of a single
lot, private homeowners could develop and/or subdivide their lot into a
number of residential low-rise units. The results of the study will reveal
whether a collective ownership of the lot by several units is desirable
or if it would be better to subdivide the lot into smaller parcels. By calculating
the population density of each census tract from 1990 and 2000 data and
evaluating the growth or decline in population of each tract over the 10
years, it is possible to target regions of Los Angeles that are experiencing
rapid growth patterns. The next step is to identify 3 distinct densification
case study lots from these areas and develop basic massing studies. By creating
case study proposals, we will be able to explore alternative solutions and
recommend amendments to current zoning regulations that should increase
land ownership and enhance the quality of life for the citizens of Los Angeles. |
